When the Opener Is the Only Way In

In most houses an opener failure is an inconvenience. You pull the cord, lift the door, and grumble about it. In a house where somebody cannot do that, the opener is load bearing in a different sense. It has to keep working, and when the power goes out it has to keep working then too.

That is the whole of this service. Make the opener dependable, and make sure it still runs when the grid does not.

The California Rule, and What It Does Not Cover

Since July 2019, a residential garage door opener sold or installed in California has been required to have a battery backup function. That is Senate Bill 969, and it came out of people being trapped behind doors during wildfire evacuations and power shutoffs.

The rule covers what gets sold. It does not cover what happens afterwards. A sealed lead acid battery in a garage in Huntington Beach lives a warm, damp, salty life, and it degrades whether the door is used or not. Most want replacing somewhere between one and three years. Nothing announces this. The opener carries on running on mains power and the light on the unit is not a fuel gauge.

So the first thing we do on a visit is turn the power off at the breaker and run the door. That is the only measurement that means anything.

What We Do

Battery replacement and load test. The correct battery for the unit, fitted, then cycled with the power off so you know roughly how many openings you have. A tired battery might manage two. A healthy one is normally good for about twenty.

Backup added where possible. Some openers made before the rule have a backup module available as an accessory. Where that exists it is much cheaper than a new opener, and we will always look for it first.

Opener replacement when it is genuinely due. Worn gears, a burnt logic board, a unit old enough that parts are guesswork. The replacement includes battery backup because it has to, and we set the travel limits and the force so the door stops where it should and reverses when it meets something.

Reversal checked to UL 325. The photo eyes get aligned and tested, and the down force gets checked against an obstruction. This matters more in these houses, because somebody moving slowly is in the opening for longer.

What We Will Talk You Out Of

A whole new door, if the door is sound. A generator, if the actual need is twenty feet of door travel twice a day. A smart controller, if nobody in the house wants to use a phone to open a garage. The point is the door works, not that the garage is impressive.

If the opener is under about ten years old, has its battery in good order and reverses properly, that is a pass. We will tell you so and charge you for the visit, not for parts you do not need.

On the Coast

Huntington Beach is close enough to the water that salt gets into everything. It shortens battery life, it corrodes terminals, and it does the same to the chain, the springs and any exposed hardware. When we are in there for the battery we look at the rest of it, because a spring that fails takes the door out of service just as completely as a dead opener does, and the household consequence is identical.
